At its March 6th meeting, the Village Board approved a preliminary development plan for the K-Mart property located at 225 S. Rand Road. The meeting can be viewed by clicking the link at the bottom of this page.
The K-Mart property has been vacant since 2002. The proposed redevelopment of this seven acre property includes 162 luxury apartments and approximately 19,000 square feet of restaurant and commercial space.
Garden Homes, owner of the K-Mart property, intends to demolish the current building and construct three separate residential rental buildings, each consisting of three stories over indoor parking.The Village Board and residents expressed appreciation to the developer, Garden Homes, for the number of public meetings and public input that was taken into consideration in its final redevelopment proposal.Notable adaptations to the project included a reduced number of windows facing the subdivision to the west, an area for pets in the center of the development, enhanced landscaping, and a berm and wall combination behind the development similar to the structure behind Wal-Mart.Overall, the Board was pleased with the scope and design of the project which will bring an influx of residents to the Rand Road Corridor and reinvigorate the shopping centers that are within walking distance of the project.
Approval of the preliminary development plan sets the essential parameters for the project, such as the size of the commercial space, the number of dwelling units, the building layout, the appearance of the buildings, required landscaping, and buffering elements.
Over the next six months, the Village will work with the developer to complete the final development plan. The plan needs to be approved by the Village Board before the developer starts the demolition of the K-Mart and begins construction of the new buildings.
