Former Omega Restaurant Property - Potential Gas Station

Summary: Truenorth Energy is proposing the redevelopment of the 1 acre property on the northwest corner of Route 12 and Route 22. Truenorth is in negotiations with the private property owner to redevelop the site with a new gas station and convenience store. No carwash is proposed.
Truenorth proposes a gas station consisting of a 3,500 square foot convenience store and six gas dispensing units with the ability to fuel 12 vehicles. The station would be operated by Shell and open on a 24-hour basis, 7 days a week. The operater is ultimately looking to sell beer and wine at the convenience store but have indicated they have no intention of installing video gaming machines.
Status: The Village Board provided an initial courtesy review of this proposal at its July 17, 2017 meeting. Trustees raised several concerns about the gas station. As of the end of July, the Village is unaware if the developer intends to submit an application for review by the Planning & Zoning Commission. They may not. However, if they do, the PZC is likely to review the proposal in detail at its September 20 meeting.

Former K-Mart Redevelopment

Summary: The proposed redevelopment of this seven acre property, formerly the site of a K-Mart, was first presented to the Village Board in January 2016. Garden Homes proposes to redevelop the site as a mixed use development with 162 apartments and approximately 19,000 square feet of commercial space, including restaurant space. The developers intend to demolish the current vacant building and construct three separate residential rental buildings, each consisting of three stories over indoor parking. The plan includes a mix of one, two, and three bedroom rental unitsThis project was reviewed by the Planning & Zoning Commission on November 16, 2016 where the Commission recommended that the proposal move forward to the Village Board with a specific and extensive set of conditions that the developer should meet before appearing before the Village Board.
The proposed redevelopment of the Former K-Mart Property was given preliminary approval by the Village Board at the March 6th, 2017 meeting. There are still some remaining details to be worked out by the developer and they will be required to come before the Village Board at a future date for final approval of their development proposal before they can engage in any demolition or construction on the property.
During the Village Board meeting on January 3, 2017, the Village Board provided an initial courtesy review of a proposed redevelopment concept of the 10+ acre Hackney's restaurant property.
Developer Bluestone Single Tenant Properties proposed a gas station / truck fueling facility with a convenience store and car wash, as well as 58 townhouse units within 12 buildings.
